Principal

The original loan amount you borrow, before any interest is added.

EMI

Equated Monthly Instalment — the fixed amount you repay every month, covering both principal and interest.

Interest Rate (p.a.)

The annual cost of borrowing, shown as a percentage of the outstanding loan amount.

Tenure

The total repayment period of the loan, usually expressed in months or years.

Reducing Balance

Interest is charged only on the outstanding principal, which shrinks with every EMI — this is how almost all business loans are priced.

Processing Fee

A one-time charge (usually 0.5%–2% of the loan amount) deducted by the lender at disbursement — not included in the EMI above.

DSCR

Debt Service Coverage Ratio — how comfortably your cash flow covers the EMI. Lenders use this to decide how much they'll sanction.

Prepayment / Foreclosure

Paying off part or all of the loan before the tenure ends, usually subject to the lender's prepayment charges.

EMI is calculated using the reducing-balance formula: EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate, and n is the tenure in months.

A reducing balance rate charges interest only on the outstanding principal, so it falls as you repay — this calculator uses reducing balance. A flat rate charges interest on the full original amount throughout, which works out more expensive for the same quoted rate.
